1. Agreement to these Terms
These Terms of Service (“Terms”) govern your access to and use of the website https://fullsetproperty.online and your engagement of the property development and construction services provided by Full Set Property Pty Ltd (ABN 54 703 636 926) (“Full Set Property”, “we”, “us” or “our”). By browsing this website, submitting an enquiry or quote request, or engaging our services, you agree to be bound by these Terms. If you do not agree, please do not use this website or our services.
2. Who We Are

3. Information on This Website
Content published on this website, including service descriptions, articles and indicative pricing guidance, is provided for general information purposes only. It does not constitute financial, legal, town planning or building advice, and it does not take account of your individual circumstances, site conditions or project objectives. We make reasonable efforts to keep information current and accurate, but we do not warrant that the website will be complete, up to date or free of errors at all times.
4. Quotes and Estimates
- Written quotes issued by Full Set Property are valid for the period stated on the quote, or 30 days where no period is stated, and may be withdrawn before acceptance.
- Estimates and feasibility figures provided before a site inspection or design documentation are indicative only and may change once site conditions, authorities’ requirements and market pricing are confirmed.
- Quoted prices may be adjusted for changes in scope, site conditions, statutory fees, or increases in material and labour costs, subject to the variation process described in your contract.
- A quote is an invitation to treat and does not constitute a binding agreement until a written contract is signed by both parties.
5. Engagement, Contracts and Variations
Construction and development services are delivered under a separate written works contract or project management agreement. Where such a contract exists, its terms prevail over these Terms to the extent of any inconsistency. Variations to the agreed scope of works must be requested and confirmed in writing before the varied work is carried out, and any adjustment to price or program will be documented in a signed variation.
6. Payment
- Invoices are payable in accordance with the payment schedule in your contract or, absent a schedule, within 14 days of the tax invoice date.
- Progress payments for construction work will be claimed only for work actually carried out or, where permitted by law, for stages completed.
- Overdue amounts may, where your contract permits and to the extent permitted by law, attract interest or reasonable administration costs for recovery.
- All amounts are quoted in Australian dollars and include GST where applicable, unless expressly stated otherwise.
7. Your Consumer Rights Under Australian Law
Nothing in these Terms excludes, restricts or modifies any consumer guarantee, right or remedy that cannot be excluded under the Australian Consumer Law set out in Schedule 2 of the Competition and Consumer Act 2010 (Cth), or any other mandatory rights available to you under Victorian or Commonwealth legislation.
Our services come with guarantees that cannot be excluded under the Australian Consumer Law. For major services, you are generally entitled to cancel the engagement and obtain a refund of the price paid for the service, or compensation for its reduced value. For other services, you are generally entitled to have the services supplied again or the cost of their supply paid again. You are also entitled to be compensated for any other reasonably foreseeable loss or damage caused by our failure to render services with due care and skill, or failure to render services within a reasonable time where time was of the essence.
8. Limitation of Liability
To the maximum extent permitted by law, and except for liability that cannot be excluded under the Australian Consumer Law or other applicable legislation, Full Set Property is not liable for any indirect, incidental, special or consequential loss, including loss of profits, loss of rental income or loss of opportunity, arising from your use of this website or our services. Where liability cannot be excluded but can be limited, our liability is limited, at our option, to the resupply of the relevant services or the cost of having the services supplied again. Domestic building work in Victoria is also subject to statutory warranties under the Building Act 1993 (Vic) and related domestic building legislation, which apply in addition to these Terms.
9. Your Responsibilities
Where you engage our services, you agree to provide accurate and complete information about your project, site and objectives; to provide site access at reasonable times; to make timely decisions and approvals where the program depends on them; to obtain or authorise us to obtain required permits and authority approvals as set out in your contract; and to raise concerns promptly so they can be addressed. Delays caused by incomplete information, late decisions or unavailable access may affect the program and, where permitted by your contract, the price.
10. Program, Timeframes and Delays
Any dates or timeframes we communicate, including anticipated commencement and completion dates, are estimates made in good faith. Timeframes may be affected by weather, site conditions, authority approvals, supply chain availability, workforce availability and events beyond our reasonable control. Where a delay occurs, we will notify you and follow the extension of time process set out in your contract.
11. Intellectual Property
All content on this website, including text, graphics, logos and layout, is owned by or licensed to Full Set Property Pty Ltd and is protected by Australian and international copyright law. You may view and print pages for your own personal or internal business use, but you may not reproduce, republish or exploit our content commercially without our prior written consent. Ownership and licensing of project plans, designs and documentation created during an engagement are governed by your works contract or project management agreement.
12. Third-Party Links and Content
This website may contain links to third-party websites, including government planning portals and industry bodies. These links are provided for convenience only. We do not control, endorse or accept responsibility for third-party content, and your use of third-party websites is at your own risk and subject to their own terms.
13. Acceptable Use
You agree not to use this website in any way that breaches applicable laws, infringes the rights of others, transmits malicious code, attempts to gain unauthorised access to our systems, or interferes with the availability of the website for other users. We may suspend or withdraw access to the website at our discretion, and we may report unlawful activity to relevant authorities.
14. Suspension and Termination
Either party’s rights to suspend or terminate an engagement are set out in the applicable works contract or project management agreement, together with any statutory rights to end a contract, including rights arising under the Australian Consumer Law or domestic building legislation. On termination, you remain liable for fees for services properly performed and costs properly incurred up to the date of termination.
15. Dispute Resolution
If a dispute arises, we ask that you contact us in writing first so we can seek to resolve the matter in good faith and in a timely manner. Building disputes in Victoria may also be referred to Domestic Building Dispute Resolution Victoria (DBDRV), and consumers may seek assistance from Consumer Affairs Victoria. Nothing in this clause prevents either party from seeking urgent injunctive relief.
16. Privacy
We handle personal information in accordance with our Privacy Policy. By using this website or engaging our services, you acknowledge that personal information you provide will be collected, used and stored as described in that policy.
17. Changes to These Terms
We may update these Terms from time to time to reflect changes in our services, pricing practices or legal requirements. The current version will always be published on this page with the review date shown above. Continued use of the website after changes are published constitutes acceptance of the updated Terms. Changes do not affect the terms of any signed works contract, which is varied only in writing.
18. Governing Law
These Terms and your use of this website are governed by the laws applicable in the State of Victoria and the Commonwealth of Australia. You submit to the non-exclusive jurisdiction of the courts and tribunals of Victoria in connection with any dispute arising from these Terms, subject to any mandatory dispute resolution process that applies first.
19. Contact Us About These Terms
